the NCD Document
- Prepared by members of Beacon Hill, working hundreds of hours over several years
- Was adopted by the San Antonio City Council as a Zoning Overlay
- Has the same force and affect as Zoning
- Is enforced by COSA Code Enforcement
- The BHANA Association has no authority to enforce
- Has been in place more than 10 years now
- Deals mostly with exterior design elements on both Residential and Commercial properties
- A NCD is less restrictive than a "Historic" designation
The Beacon Hill NCD is divided into two sections:
- Residential
- Non-Residential
The determination is based on the STRUCTURE, not the ZONING of the land. |
