About the NCD Document
  • Prepared by members of Beacon Hill, working hundreds of hours over several years
  • Was adopted by the San Antonio City Council as a Zoning Overlay
  • Has the same force and affect as Zoning
  • Is enforced by COSA Code Enforcement
  • The BHANA Association has no authority to enforce
  • Has been in place more than 10 years now
  • Deals mostly with exterior design elements on both Residential and Commercial properties
  • A NCD is less restrictive than a "Historic" designation
The Beacon Hill NCD is divided into two sections:
  • Residential
  • Non-Residential
The determination is based on the STRUCTURE, not the ZONING of the land.
